The City of Glendale, after imposing its own rent moratorium and rent freeze, has now adopted the rules under AB 3088. Further, it has ended its rent freeze. However, the City of Glendale does have its own rent control ordinance still in place for apartment buildings built prior to 1995.
Landlords in the City of Glendale can now serve tenants who owe rent a 15 Day Notice to Pay Rent or Quit. A tenant who has a legitimate defense related to COVID-19 would be required to pay 25% of all rent due from September 1, 2020 through January 31, 2021 before January 31, 2021. For rent due from March 1, 2020 through August 31, 2020, a landlord can pursue that rent in small claims court starting on March 1, 2021.
